Homeowners Association (HOA)What is a Homeowners Association?
Homeowner Associations are typically non-profit corporations registered with the State and managed by a duly elected Board of Trustees. The purpose of the Association is to maintain all common areas and to govern the community in accordance with the provision of the legal documents: declaration of covenants, bylaws, and articles of incorporation.
How much is the HOA assessment and when is payment due?
The assessment is currently $395 per year. Payment is due by January 31. Visit the HOA Assessment page for more information.
Is membership in the HOA mandatory?
Yes, it is mandatory. Assessments pay for community expenses. Visit the HOA Assessment page for more information.
What happens if the HOA assessment is not paid?
Payment of your assessment is your financial obligation to the HOA. Visit the HOA Assessment page for an outline of the collection process.
Architectural Improvement
Process for making changes to the exterior of your building or grounds.
An Improvement Application form must be submitted to the Board for any construction, addition, or change to the exterior of your building or grounds.

How long does it take to review and approve a request for Architectural change?
Once the Board has received your Improvement Application with all necessary documentation attached, they will review it and notify you within 30 days of their decision.
Mailbox and Post Specifications
Mailbox/Post replacements do not require approval from the Board, however, there are guidelines as to the type and color of these items. Mailbox and Post Specifications
Violation of Covenants & Restrictions
Process for reporting a violation of the covenants and restrictions.
After all attempts have failed to reconcile the situation with your neighbor, a complaint can be filed with the Board. All violation complaints must be made in writing and must include your name and address. You must include a description of the violation, the address of the violation, and the time(s) and date(s) seen.

Who to Call
Suspicious or illegal activity. (Non-emergency)

Trespassing at the front lake.
The lots of the front lake residents extend to the waterline. If you or your family members plan to fish (or otherwise enjoy the lake), keep to the area around the gazebo, pool, and in front of the wooded area by the parking lot. If you invite guests to enjoy the lake, please accompany them.
If anyone (resident or non-resident) trespasses on the lots of the homeowners surrounding the front lake, the homeowners may ask them to leave, or they may call the Miami Township Police to do so. The Miami Township Police can be reached at 732-2231.
With regard to the HOA property near the gazebo and pool, if a (likely) non-resident is trespassing, any resident can and should either 1) ask them to leave, or 2) call Township officers to ask them to leave. However, as this property is private, a report to the police needs to be made with the understanding that the caller should be prepared to file trespassing charges. Without this, the police officers are powerless to act on our behalf.
